The Custodial Manager will oversee and manage the day-to-day operations of the custodial staff to ensure the cleanliness, safety, and functionality of all facilities. The role includes supervising a team, managing unionized staff, coordinating landscaping services, and ensuring all contractual obligations are met. This position requires strong leadership, excellent communication skills, and the ability to read, draft, and understand contracts related to custodial services and vendor relationships.This position reports to the Director of Building Operations and Sustainability, the Custodial Manager 

Responsibilities

Supervision & Leadership:

  • Oversee custodial staff, including hiring, training, scheduling, and evaluating performance
  • Manage unionized employees, ensuring compliance with labor agreements and resolving any union-related issues
  • Lead by example and foster a positive, collaborative work environment focused on high standards of cleanliness and safety

Operational Oversight:

  • Ensure that all cleaning schedules and protocols are followed to maintain the highest levels of cleanliness in all areas, including offices, classrooms, restrooms, and common areas
  • Coordinate landscaping and groundskeeping services to ensure exterior areas are well-maintained and meet facility standards
  • Respond to emergencies, complaints, and special requests in a timely and effective manner

Contract & Vendor Management:

  • Draft, review, and manage contracts with custodial service providers and vendors, ensuring compliance with terms and conditions
  • Monitor vendor performance, including landscaping services, to ensure quality and adherence to agreements
  • Work closely with the Director of Facilities to manage budgetary constraints and vendor negotiations

Communication & Coordination:

  • Serve as the primary point of contact for custodial staff and external vendors, ensuring clear and effective communication
  • Liaise with various departments, facility users, and stakeholders to ensure that custodial services meet operational needs
  • Prepare reports on staff performance, service quality, and other operational metrics for upper management review
  • Works collaboratively with various departments, including (but not limited to) Public Safety, Human Resources, Maintenance, and Government Affairs, to ensure seamless coordination and effective communication across the organization

Qualifications

  • Bachelor’s degree in Facilities Management, Business Administration, or a related field preferred. Relevant work experience may be considered in lieu of a degree
  • Minimum of 5 years of experience in custodial or facilities management
  • Prior experience managing unionized staff is required
  • Experience in overseeing landscaping or groundskeeping services
  • Strong leadership and team management skills
  • Excellent written and verbal communication skills
  • Ability to draft, review, and manage contracts related to custodial and vendor services
  • Strong organizational and problem-solving abilities
  • Proficiency in using facilities management software and MS Office Suite

Working Conditions:

  • Full-time position with occasional evening or weekend hours as required for emergencies or special projects
  • Must be able to walk, stand, and perform light physical tasks related to inspecting facilities

This is a non-union, exempt position with a salary range of $105,000-110,000.
